Planning and Development Site Plans Forms and Fees
A Site Plan in Accordance with Article VII, Chapter 62, shall be required for the construction or expansion of a building, structure, infrastructure, or complex of buildings or structures. A building permit shall not be issued, unless the construction plans are accompanied by an approved site development plan.

Applications, Forms and Fees
These lists are intended as a guide and may not cover every situation. Additional information may be required dependent on individual project circumstances.
The fees listed herein are intended to assist in estimating total permit fees. Fees for individual projects may vary dependent on circumstances.
Engineering Revisions
- Provide a completed Engineering Revision Application form.
- Provide two (5) sets of plans 24” by 36”. The areas of the revision are to be clouded with delta reference inside the clouded area. The revision block shall show the delta number, revision description, and the engineer’s initials. Provide a statement or note on plans as to the extent of the changes, if needed for clarification.

Pre-application conference (held on average every two weeks)
- Provide a completed Land Development Application.
- If you are acting on behalf of the owner complete the Authorization to Act form.
- Provide two sets of plans 24” by 36”.
- A completed Zoning for Site Plan Submittal (LDD 99) form.

Site Plan or Minor Site Plan
- Provide a completed Land Development Application.
- Cover letter providing a written response to staff comments, listing and addressing each of the items shown as a deficiency on the previous review.
- Recorded Property Deeds
- Provide two set of plans 24” by 36”.
- Provide two (2) copies of a topo and boundary survey.
- Approved Concurrency application. If the project increases in density or intensity from the initial proposal during any stage in the development approval process, a new concurrency evaluation will be required. A new form will be required if concurrency approval expires.
- Impact Fee Authorization to Act
- Zoning for Site Plan Submittal (LDD99) form
- Drainage Calculations
- Traffic Analysis - If required per the pre-application conference or as otherwise required by County engineering review staff.
- Tree survey.

Site Plan Approval
- 6 sets of final Approved Plans.
- Engineers certified construction cost estimate. Site construction costs shall include, but not be limited to, clearing, demolition, grading, paving, drainage, lighting, landscaping, traffic control, parking, sidewalks, erosion controls, fencing, and other site improvements as determined by the county. On site water, sewer and reuse utility lines is not included in these costs.
- Engineering inspection fees form.
- Copies of all regulatory permits as required by Brevard County Code, Chapter 62, if applicable.
- Updated Concurrency Application if applicable.
